Tiles are available in a range of materials, sizes, finishes, designs and colours, making them the ideal choice for any project. However, it is important to consider how you will seal and maintain the tiles, so that the aesthetic quality and durability of the tiles can be protected for many years to come.

Which tiles require sealing?

Not all tiles will require sealing, however there are some types which will definitely need sealing upon installation. These include polished porcelain, quartz, cracked glaze and natural stone surfaces, which all have very small pores in the surface. It is worth noting that there are many types of tiles which are made using natural stone, including marble, granite, quarry, slate and travertine.


In some cases, such as with porcelain tiles, a sealant is applied in the factory to provide protection during installation. However, an additional later of sealant will be required, especially if there is a danger of staining from a dark coloured grout.


It is not necessary to seal glazed tiles or un-polished porcelain tiles, although it is recommended to use a grout protector to maintain the finish and to ensure ongoing maintenance is quick and straightforward.


What are the benefits of sealing tiles?

When you seal tiles you will reduce their porosity, which will improve the resistance of the surface to water penetration and damage. There are also benefits in terms of stain resistance, protection from dirt and reduced wear and tear.


When do I seal tiles?

Once the tiles are laid, grouted and cleaned, the final layer of sealer can be applied to the surface. Although, if you are installing a pale coloured marble, limestone or travertine tile, you may need to add a layer of sealant before installation to protect against staining from adhesive and grout. Once the grout is cured, the final layer of sealant can be applied and left to dry.


What type of sealant should I use?


The type of sealant you need will depend on the type of tiles you are sealing, although some multi-purpose solutions are available. The following are some popular products from our range of tile sealants:

How do I maintain tiles?

Applying grout and sealant will go a long way towards protecting and maintaining a tiled surface, so ongoing maintenance is usually quick and easy. Regular sweeping, vacuuming and mopping will maintain the visual appearance of your tiles, however dirt can quickly build up especially within grout lines. It is advisable to use rugs and mats in high traffic areas and to clean spills and dirt quickly to prevent staining. In many cases water alone will not provide a thorough clean, with specialist cleaners advisable to help lift the dirt.
